We make every effort to get your job done on time, and we keep
the job site as safe and as organized as we can.
First
We Plan
- Explore
feasibility of remodel/addition by assessing existing building,
including structural concerns, zoning/setbacks, electrical service,
plumbing, and so on.
- Make
design decisions:
- layout
and size of rooms
- floor
and wall finishes
- cabinets/built-ins/countertops
and hardware
- exterior
finishes (e.g., clapboard, shingle, painted, stained)
- plumbing
fixtures for baths and kitchen
- heating
system
- special
electric needs (e.g., specialty wiring and lighting)
- doors
and windows/skylights
- landscaping
- Draw
preliminary plans and send them out for takeoff (summary of materials
and prices); get bids for plumbing, electrical, carpentry, excavation
and site work, concrete (e.g., foundation, slab), and flooring
(including tile, carpet).
- Arrange
financing.
- Get
building permit and (if necessary) curb cut permit, septic plan,
and conservation commission and planning board approvals.
- Lay
out site with excavation sub, making sure concrete trucks and
delivery trucks can get to site.
Then
We Build
- Driveway
roughed in, tree work where necessary
- Excavation
and site work to prepare site for foundation; possibly installing
septic system, coordinated with plumbing sub
- Concrete
work: footings, then foundation walls, maybe slab; footings inspected
by building inspector; rough-in of radiant heat (if used) in slab
- Framing
(conventional "stick-built" or structural insulated
panels) for walls, floors, and roof; exterior doors and windows
installed; framing inspected
- House-wrap
and exterior doors and windows installed
- Roof
shingled to make house weather safe
- Rough-ins:
plumbing usually first, then electric; both inspected; heating
system usually roughed in with plumbing; plumbing connected with
septic
- Insulation

Interior
walls/ceilings (drywall, plaster, wood paneling) installed
- Exterior
finishes (siding, trim, decks) usually done while drywallers,
electricians, and/or plumbers are working inside
- Heating
system completed (depending on kind of heat; could be done after
insulation)
- Interior
trim-out (e.g., installing interior doors, casings, baseboard,
moldings); if walls are to be plastered, trim goes on first
- Interior
painting
- Finish
electric (installing outlets, switches, lighting fixtures) and
inspection
- Finish
plumbing (installing toilets, sinks, faucets) and inspection;
often has to be coordinated with cabinet and countertop installation
- Installation
of cabinets, countertops, built-ins
- Interior
floor finishes (e.g., hardwood floors, tile, sheet vinyl)
- Exterior
painting, gutters
- Finish
grading outside, raking and seeding, landscaping
- Final
inspections for certificate of occupancy
- Final
cleanup
- Move
in and live happily ever after!
